Reviving. Dealing with existing buildings.

A former bed and breakfast stood vacant for several years and was now set to be transformed into the Lebe’apartments brand as Lebe’scharnitz. The goal of this revitalization was to create eight apartments and one long-term rental unit. It was particularly important to us to preserve the existing structure as much as possible and to work resource-efficiently. In terms of eco-balancing and resource conservation, the property was prepared for future-oriented and sustainable use.

From a construction perspective, only the necessary measures were consciously implemented. The existing planning was based on a 3D scan of the property and a SWOT analysis, which served as the basis for further development to optimally enhance the building. Each measure was carefully weighed, with pragmatism and deliberate restraint being paramount. Interior and exterior designs were developed hand in hand. The existing load-bearing structure was retained, and major changes were avoided. New seals were avoided in the exterior area as well. Some windows, which had been renewed by the previous owners a few years ago and installed according to current standards, were preserved. The heating system was converted from oil to pellets. The former internal staircase was removed, and the ceilings were closed to create additional living space within the conditioned building envelope. The new vertical access is via an external staircase made of exposed concrete. Here, too, sealing and an additional final coating were consciously omitted in the interest of resource conservation and simple construction. The same principle was applied to the generous balcony areas added to the west. The facade was insulated according to today’s high standards, and the roof was renewed.

The color scheme of the interior is reflected in the exterior design, with railings, roof undersides, and signage kept in a harmonious color palette. Green dominates as the main color inside, complemented by warm terracotta and brown tones. This choice underscores the connection to nature and creates a calming atmosphere. This combination is particularly effective in the sleeping areas, where terracotta bed frames and rugs create a cozy ambiance.

An interesting feature is the sporty elements in each apartment, such as hangboards, climbing walls, and gymnastic rings. This equipment caters to an active target group enthusiastic about sports and outdoor activities. In addition, ropes are used as coat racks and hanging options, which are not only functional but also highlight the sports theme.

The decision for minimalist interior architecture aims to make the best use of space and create an open, airy atmosphere. Polished floor screeds give the rooms a subtle shine, reflecting light and visually enlarging the space, and they are also easy to maintain and durable.
