Combined residential construction.

This new timber building incorporates an innovative residential building and a commercial space that is used as an office.

In order to integrate the building into the grain of the surroundings, a large volume was deliberately avoided. In order to equalize the cubature and create a delicate appearance, the decision was made to build two structures. This also offered the opportunity to individually adapt the positioning of the volumes to the street and to integrate the new residential building into the existing structure.

The building was constructed in solid timber from the second floor upwards and clad with a modern rhombus façade made of regional pre-greyed larch wood.

The property's 13 residential units are spread over the two and a half upper floors of the buildings. The office space is located on the first floor and there is an underground car park and storage facilities in the basement. On the second and top floors, modern maisonette apartments impress with special visual axes in the interior.

The south or south-west orientation of the apartments guarantees plenty of hours of sunshine on the curtain balconies. The balcony railings merge into the wooden cladding of the building and visually merge into a single unit. Generous window areas provide special views and plenty of daylight throughout the property.

Facing south-west, there is an inner courtyard with a freely accessible garden area including a playground.

The two residential buildings are connected via a shared access area - the staircase forms the pivotal point here. The fall protection made of untreated larch wood gives it a sculptural appearance, creates an attractive interplay of light and shadow and becomes an eye-catcher in the inner courtyard.

On the street side, the connecting section between the residential buildings stands out from the white rendered façade with diagonally inserted wooden panels. In keeping with the rhombus façade, these wooden elements are also made of pre-greyed larch wood and thus visually echo the façade cladding. Further wooden elements are set into the façade in front of the apartment entrances. This allows plenty of daylight to pass through the gaps, creating a unique play of light depending on the time of day, while at the same time preserving the residents' privacy and offering protection from environmental influences.

The residential units are based on a standard floor plan that inhibits sound transmission in timber construction. Additional sound insulation is also provided by the multi-layered apartment partition walls.

Timber construction is still a rarity in the residential construction sector - but with the courage to think outside the box, an innovative approach was taken against the norm. The residential complex in Moosburg combines functionality and aesthetics in a contemporary and sustainable way.
