A former bed and breakfast had stood empty for several years and was now to be transformed into the Lebe ' apartents brand as Lebe'scharnitz. In order to revitalize it, the aim was to create eight apartments and one long-term apartment. However, it was particularly important to us to preserve the existing structure as far as possible and to work in a resource-saving manner. In line with the life cycle assessment and with a view to conserving resources, the property was prepared for a future-oriented and valuable use.
In terms of construction, only the bare essentials were deliberately implemented. The as-built planning was based on a 3D scan of the property and a SWOT analysis, which served as the basis for further planning in order to further develop the property in the best possible way. Every measure was carefully weighed up, with pragmatism and conscious renunciation taking priority. The interior and exterior design were developed hand in hand. The existing load-bearing structure was retained and major changes were avoided. New sealants were also avoided on the exterior. Some of the windows, which were replaced by the previous owners only a few years ago and installed to meet today's standards, were retained. The heating was switched from oil to pellets. The former internal staircase was removed and the ceilings were closed to create additional living space within the conditioned building envelope. The new vertical access is via an external staircase made of exposed concrete. Here too, waterproofing and an additional final covering were deliberately omitted in the interests of conserving resources and simple construction. The same principle was applied to the spacious balcony areas attached to the west. The façade was insulated in accordance with today's high standards and the roof was renewed.
The color scheme of the interior is reflected in the exterior design, with railings, soffits and lettering in a harmonious color palette. Inside, green dominates as the main color, complemented by warm terracotta and brown tones. This choice emphasizes the connection with nature and creates a calming atmosphere. This combination is particularly effective in the sleeping areas, where terracotta bed frames and carpets create a cozy atmosphere.
An interesting feature is the sporty elements in each apartment, such as hangboards, wall bars and gymnastic rings. This equipment is aimed at an active target group that is enthusiastic about sports and outdoor activities. In addition, ropes serve as wardrobe and hanging options that are not only functional but also emphasize the sports theme.
Opting for a minimalist interior design aims to make the best use of space and create an open, airy atmosphere. Polished floor tiles give rooms a subtle sheen that reflects light and visually enlarges the space, as well as being easy to maintain and durable.
